HOMEOWNERSHIP

EQUAL HOUSING OPPORTUNITIES
We are taking applications right now. Do you have anyone in mind who would be a good candidate for the next Habitat house?
Owning a home is the hallmark of the American Dream. For many families in Surry County however, owning a home seems like an impossible dream. Through the homeownership program of Greater Mount Airy Area Habitat for Humanity, qualified families have the opportunity to realize this dream and to make better lives for their children.
Habitat families are people you encounter every day. They drive your child’s school bus and assist your child’s school or daycare. They serve as nursing assistants in local hospitals and in local homecare services. They greet you from behind the counter of a bank, wait on you at the local grocery store, and drive the big rigs you see on the highway. Habitat families work hard to meet the day-to-day expenses of raising a family.
Greater Mount Airy Area Habitat for Humanity offers these families a hand-up, not a hand-out, into responsible homeownership. The families themselves, community volunteers, and Habitat staff work side-by-side in partnership to build energy-efficient, quality homes. Families qualify for this incredible opportunity by meeting Habitat’s three basic criteria of need, ability to pay, and willingness to partner.
Habitat does not give houses away. Our qualified families help to build their homes by each applicant putting in a minimum of 200 hours of sweat equity. Then they purchase their houses with a zero-interest mortgage that we provide. Families qualify by demonstrating their need for a Habitat house, their ability to pay for the house and their willingness and ability to accomplish their sweat-equity hours and other requirements, like completing the Dave Ramsey Financial Peace University course.
Qualifications
Habitat for Humanity follows a nondiscriminatory policy of family selection. Partner families are always selected based on their level of need, ability to pay and willingness to partner.
Applicants must meet several qualifications to ensure success. In general, applicants must:
-
Be in need of housing
-
Live or work in Surry County
-
Have steady, document-able income
-
Have no liens or judgments
-
Have no bankruptcy or foreclosure in the last three years
-
Earn a monthly income that falls within the minimum and maximum limits, depending on house size
Once selected into the homeownership program, each partner family will be required to:
-
Invest 200 hours of sweat-equity
-
Fund an escrow account
-
Make timely mortgage payments
1. Need – Do you currently live in housing that is substandard, unsafe, overcrowded, or unaffordable? 2. Ability to Pay – Does your income fall between 30% – 60% of the median income for Surry County? Would you be able to pay a no-interest monthly mortgage payment, which include property taxes and homeowner’s insurance, of $450-$500 a month? 3. Willingness to Partner – Would each applicant be willing to complete at least 200 hours of volunteer work with Habitat and go through homeowner education trainings?
